New building updates 4/16

新堂裝修工程已進入第5週。室內牆壁已完成，將會在今天進行檢察。總承建商已於星期二將合同呈交我則師和教會查核。我們需要盡快查核簽署，以準備我們的付款安排。由於在拆卸後發現有一些需要修正的地方，裝修費用將會向上作出調整。正如我之前提到，工程已延誤了數天，我們在6月7日於新堂作第一次崇拜的機會很微！我們正制定應急計劃來應付最壞的情況。讓我們繼續尋求神的指引和供應！

Progress

1. We have received the contract on 4/14. The contract sum has increased by about 10%.

2. During the weekly meeting on 4/15 (Wednesday), GC, architects and the church committee went through the bid items one by one trying to get the explanation of the changes. The following are some of the explanation for the changes:

-	many changes are due to the pre-existing conditions that did not account for during the design phase
-	change structural details to accommodate the existing shear wall
-	missing details during the design phase
-	GC estimated the savings of reusing existing doors in the original bid, but the actual savings is not enough to justify; therefore, we decided to go back to using all new doors
-	many new items were added per the City’s comments on plan check after the contract award, e.g. add twenty-two (22) additional exit signs and emergency lighting in sanctuary and foyer
-	new scope of work for GC, e.g. install gas monitoring system that was designed and submitted to the City for approval by another vendor.

3. There are some items that we need GC to further clarify and negotiate before finalizing the revised contract. We are planning to get all the questions resolved by Friday so that we can obtain our trustee to sign the contract this Sunday.

4. For the payment schedule, GC will bill the church monthly based on percent completion.

5. GC reported that the schedule has been delayed for 6 days due to the change order in framing works.

6. As the contract sum goes up with many unexpected change orders and the schedule keeps delaying, please pray for our financial situation and our moving plan. Please pray for the building committee to have the wisdom and strength to communicate with the GC as they are difficult to deal with.
